Privacy notice
Last updated 16 October 2026. This notice covers the Wolves International property pages, the enquiry forms and the buyer guides.
Who we are
Wolves International Real Estate LLC, 20th floor, Al Moosa Tower 1, Sheikh Zayed Road, Dubai, United Arab Emirates, decides how the details you send on these pages are used. Contact us at [email protected] or +971 58 576 7204 (Calls Mon–Sat 10am–6pm UAE time; WhatsApp replies in the same hours).
What we collect
When you send an enquiry, you give us:
- your name and mobile number;
- the home you are interested in, and whether you prefer WhatsApp or a phone call;
- any optional answers: budget, purpose, timing, payment method, language, best time to call and feedback.
The page adds:
- how you reached it: the campaign tags of the advert or link you clicked (source, campaign, ad set and ad);
- the page address, the time of your enquiry, your cookie choice and whether you opened the guide;
- a check on how fast the form was filled in, so we can filter out automated spam.
Unless you choose “Decline”, we also keep the Meta click ID from the advert you clicked. When you talk to us afterwards, we keep notes of those conversations so any advisor can pick up where the last one left off.
Why we use it
- To send you the buyer guide and contact you on the channel you chose, as you asked us to.
- To advise you on the property you asked about, arrange a consultation and, if you decide to buy, help with the steps before a reservation.
- To see which adverts bring real enquiries, so we spend less on the ones that don't (see “Cookies, Meta Pixel and Conversions API” below).
- To spot duplicates and spam, and to keep our records accurate.
- To meet legal duties, such as anti-money-laundering checks if you buy.
We use your details because you asked us to contact you, for the steps before any purchase you choose to make, with your consent for ad cookies, and where the law requires it. We make no automated decisions about you.
Who receives it
- Wolves International Real Estate LLC and its advisors.
- SmartSale, our marketing agency, which runs these pages, the lead tracker and our adverts for us and may use your details only on our instructions.
- Google, which hosts our lead tracker (Google Sheets) and sends internal alert emails to the advisor.
- Our web hosting provider, which runs this website.
- Google (Analytics), to count visits and enquiries: cookieless unless you choose “Accept”, and nothing at all if you choose “Decline”.
- Our own lead system (the Wolves International CRM), where advisors manage your enquiry.
- Meta, to measure our adverts: when you send an enquiry, start the form or tap a WhatsApp button, unless you choose “Decline” (UK and EEA visitors: only if you choose “Accept”). Your phone number and name are sent in hashed (scrambled) form.
- The project's developer, only when you ask to reserve a home. For Al Maryah Island (ADGM) homes, we work with an ADGM-registered partner broker and pass your details to them only when you choose to go ahead.
- Authorities, only when the law requires it.
We do not sell your data or give it to anyone for their own marketing.
To apply the UK and EEA rule, our server looks up your country from your IP address in a copy of the DB-IP country database kept on our own server, so your IP address is not sent to DB-IP and we do not keep the result. IP geolocation by DB-IP (db-ip.com).
Where it is processed and stored
Our providers process data outside the UAE. The site and enquiry form run on our own server, hosted by Hostinger in India. The lead tracker and alert emails are stored in Google's data centres, which may be in several countries. Meta processes data outside the UAE as well. Each provider handles the data under its data processing terms, with contractual safeguards for international transfers, and may not use it for anything else.
How long we keep it
- Enquiries: for 24 months after our last contact with you, then deleted.
- If you ask us to stop contacting you: we delete your enquiry within 30 days and keep only your number on a do-not-contact list, so we don't message you again.
- If you buy through us: the records UAE law requires, including anti-money-laundering records, for at least five years after the transaction.
- Your cookie choice stays in your browser until you change it or clear your browser data. Meta's cookies (_fbp and _fbc) last up to 90 days.
Cookies, Meta Pixel and Conversions API
We use no marketing cookies unless you choose “Accept” in the cookie card. Your choice itself is saved in your browser's storage so we don't ask again. Closing the card (× or Esc) is not a decline: it leaves the choice open, and we may show the card once more on a later visit. Only “Decline” declines.
After you accept, the Meta Pixel loads and sets its cookies. When you send an enquiry, our server sends Meta a Conversions API “Lead” event with your phone number and name in hashed form, unless you have chosen “Decline” (for UK and EEA phone numbers or visitors, only after “Accept”). This tells Meta which advert led to the enquiry; the form says so when you send it. When you choose a home in the form or tap a WhatsApp button, our server likewise sends Meta a “FormStart” or “Contact” event, unless you have chosen “Decline”. It carries your IP address, browser type, the advert click ID from the link, the Pixel cookie if you accepted, a random number for this page visit in hashed form, and your country in hashed form; we keep none of these. Our server looks up your country from your IP address (see “Who receives it”) to apply the UK and EEA rule (only after “Accept”) to these events and to enquiries. After “Accept”, the Pixel and our server send the same event with one ID, so Meta counts it once. If you choose “Decline”, neither the Pixel nor these events run and we keep no advert click ID with your enquiry.
We also use Google Analytics to count visits and enquiries. Until you choose “Accept”, it stores nothing in your browser and Google receives only cookieless signals, without an identifier for you. After you accept, it sets its own analytics cookies. After “Decline”, the page does not load Google Analytics and sends Google nothing.
Cookieless page statistics: whatever you choose, our own server counts how long each page is open, how far it is scrolled, which form step is reached and your cookie choice, to see where pages lose people. It sets no cookie, stores nothing in your browser and keeps no IP address or other identifier, only these counts. The random number for the page visit lives only in the open page and is gone when you close it.
You can change your choice at any time with “Cookie settings” at the foot of the page. Declining then stops the Pixel and removes its cookies, though events already sent cannot be recalled.
How we protect it
The pages use an encrypted (HTTPS) connection. Each enquiry is sent to our lead tracker over a signed connection that rejects anything not sent by our website. Only our sales team and SmartSale can open the tracker, and alert emails carry a link to the record rather than your phone number.
Your rights
You can ask us to:
- tell you what data we hold about you and give you a copy;
- correct it, or delete it;
- stop or limit how we use it, including all marketing messages (or reply STOP on WhatsApp);
- withdraw your cookie consent at any time, with “Cookie settings”.
Email [email protected] from the number or name you used, so we can find your enquiry. We reply within 30 days. If you are not happy with our answer, you can complain to the UAE Data Office. For data handled by our ADGM partner broker, you can also complain to the ADGM Office of Data Protection.
Age
These pages are for adults buying property. We don't knowingly collect details from anyone under 18.
Changes to this notice
If we change how we use your details, we update this page and the date at the top. If a change affects an enquiry you have already sent, we tell you before it applies.
